Real estate sales have been really brisk on Pine Island lately, I sold five properties that closed in the past few weeks. So I'm a little late posting the first quarter of 2013 Real Estate Sales on Pine Island.
From January thru March 2013, 106 properties sold thru the Multiple Listing Service on Pine Island, with a total dollar volume of $18,476,550. The following properties sold in the Pine Island communities of Bokeelia, Saint James City and Matlacha:
28 Waterfront Homes sold at a median price of $305,000.
26 Off-water Homes sold at a median price of $152,000.
16 Manufactured Homes sold at a median price of $130,000.
1 Duplex sold for $92,500.
9 Waterfront Home sites sold for a median price of $110,000.
16 Off-water Home sites sold for a median price of $20,000.
Year over year single family home prices rose 9.5% comparing 2012 to 2013. That tracks with the Case-Shiller Home Price indices published on March 26, 2013, that noted nationally price increases during the same period were about 8%.
