Update on Pine Island Homes that are foreclosures or shortsales

Only about 10 percent of the homes offered for sale on Pine Island are foreclosures or short sales.  Recently this Bokeelia home came on the market, it is a two bedroom, one bath home on a deep water canal, and is offered for $245,000.

Of the 107 residential properties to sell on Pine Island in the first five months of 2011, 23 or a little more than 20% of the properties sold were distress sales, either foreclosures or shortsales.  This is an improvement over 2010, when nearly 30% of the properties sold were distress sales.

Right now on Pine Island, there are 9 foreclosures and 26 short sales offered for sale in the Pine Island communities of Bokeelia, St. James City or Matlacha.    I am certified by the National Association of Realtors as a short sale or foreclosure resource, and I have successfully represented more than a dozen home buyers when purchasing a short sale or foreclosure on Pine Island.   For a free list of foreclosures or shortsales presently for sale on Pine Island, contact me, Erika Foye, real estate broker for All Island Realty, Inc., at erikafoye@embarqmail.com.

Update on Pine Island Florida Foreclosures and Shortsales

While Pine Island has not suffered as badly in the real estate down turn as much of the rest of southwest Florida, there are still some foreclosures and shortsales here.

So far this year, foreclosures and shortsales have represented about 23% of sold homes on Pine Island. Right now, there are 5 foreclosed on homes offered for sale through the MLS, 4 of which are waterfront homes. The median asking price is $365,000. Some of these are luxurious waterfront pool homes. There are 2 condominiums that are foreclosed on in the MLS, offered at a median price of $199,200. There 15 homes offered as shortsales. The median short sale price is $239,000. There are 9 lots offered as short sales.

Here is a photo I took at the Baypoint Road tropical fruit market this morning, this Belgian horse is out for a drive.
