2012 Real Estate Sales Rosie on Pine Island, FL

I've been so busy with real estate clients, and family visiting, I haven't had a chance to post to my Pine Island Blog in a while.   Reviewing the first quarter of 2012 real estate sales on Pine Island, it is not surprising.  The first quarter of 2012 was the best quarter in six years of sales on Pine Island!

In fact, comparing 2012 with 2011, the dollar volume of sales was up 69% and the number of sales was up 28%.   The median price of a water front single family home increased 3 percent and the median price of a water front single family home increased 4 percent.

Here is a break down of Pine Island real estate sales during the first quarter of 2012, by community:

Bokeelia Sales:  There were 51 sales for a total dollar volume of $8,494,790.
11 Water Front Homes Sold, Median Price $299,900.
18 Off Water Homes Sold, Median Price $129,450.
  3 Condominiums Sold, Median Price $190,000.
  2 Multi-family Sold, Average Price $90,500.
  1 Water Front Lot Sold, $60,000.
11 Off-water Lots Sold, Median Price $10,000.
  1 Commercial Property Sold, $45,000.

Saint James City Sales:  There were 55 sales for a total dollar volume of $7,812,459.
13 Water Front Homes Sold, Median Price $245,000.
  9 Off Water Homes Sold, Median Price $98,000.
  1 Condominium Sold - $157,500.
20 Manufactured Homes Sold - Median Price $127,500.
  1 Commercial Property Sold - $127,500.
  2 Water Front Lot Sold - Average $164,250.
  6 Off-water Lots Sold - Median Price $9,750.

Matlacha Sales:  There were 12 sales with a total dollar volume of $4,372,500.
12 Water Front Home Sales - Median Price $325,000.

Land sale prices were flat compared to 2011, because there are still a large number of vacant land parcels for sale here on Pine Island, nearly 300 properties.

But for residential homes, the long awaited "bottom" of the real estate market occurred in 2011 on Pine Island and 2012 marks the beginning year of the recovery.
