To those readers I may have following Pine Island real estate and events, apologies for taking a three month hiatus from writing my blog!  Family events and more than a dozen real estate sales captured my time the past few months.  But I'm back to blogging about the beautiful natural world on Pine Island, and real estate information for those considering buying a home, or some land here.

So, I'll start by recapping 2014 real estate sales statistics in the Pine Island communities of Bokeelia, Saint James City, and Matlacha.

But first, a photo of the beautiful full moon over the pier in Pineland.

So in 2014, the total dollar volume of real estate sold on Pine Island through the MLS was $87,920,256.  That was 25% more over the dollars spent on real estate in 2013.  492 properties closed in 2014, and this number was a 16% increase over 2013. 

2014 was the best year for real estate sales on Pine Island since 2006, the beginning of the real estate crash.  It is really nice to see the real estate market here getting back to normal, and prices are about where they were 12-14 years ago.

In Bokeelia 27 water front homes sold at a median price of $325,000, and 58 off water single family homes sold for $162,750.

In Saint James City, 66 water front homes sold at a median price of $313,500 and 30 off water single family homes sold for $152,470.

24 condominiums sold at a median price of $177,100 and 82 manufactured homes sold at a median price of $111,000.

More than 130 home sites sold, water front lots selling in the range of $105,000-$118,000.  Off water home sites are selling from around $13,000-$20,000, more for agricultural acreage.
