This little egret is studying the water to see what's for dinner. I study the real estate market to see what real estate sales trends are in the Pine Island communities of Matlacha, Bokeelia and St. James City.
So far this year, the median sale price of inland homes has risen 3.12%, the median price of a condominium has risen 7.2% and the median price of a single family water front homes has fallen by 4.24%.
Pine Island Real Estate Sales from January 1 - August 31, 2011:
70 Water front Homes ~ Median Price $245,000.
50 Off Water Homes ~ Median Price $120,500.
46 Manufactured Homes ~ Median Price $84,450.
7 Condominiums~Median Price $205,000.
7 Duplexes~Median Price $96,126.
1 Commercial Property~$205,000.
16 Water Front Lots~Median Price $121,250.
35 Off Water Lots~Median Price $16,000.
Total Real Estate Sales Volume this year= $36,956,127.
I think its interesting that you can buy an off water home on Pine Island for the same price as a water front lot. A great thing about Pine Island is even if you don't live on the water, everyone has water access on Pine Island, via three public boat ramps, and several other public access areas where you can launch kayaks or canoes.
