Three Quarters of Real Estate Sales on Pine Island, Florida - 2010

So far, through the first three quarters of 2010., 228 properties have sold through the multiple listing service on Pine Island, Florida, with a dollar volume of sales at $42,806,942.  This compares with 198 sales during the same period in 2009, with a dollar volume of sales $35,285,044.

So, the number of Pine Island real estate sales is up more than 10%, comparing 2010 with 2009.  The dollar volume of sales is up more than 20%.   To me, this tells me the prices are stabilizing and the market is recovering.  (This is a picture I recently took of a typically colorful cottage in Matlacha.)

Here is what has sold so far on Pine Island, Florida in 2010.

In Bokeelia, 13 waterfront homes have sold with a median price of $340,000. and 39 off-water homes have sold with a median price of $112,000.

In St. James City, 34 waterfront homes have sold with a median price of $287,000. and 18 off-water homes have sold with a median price of $126,000.

In Matlacha, 28 waterfront homes have sold this year with a median price of $214,000.

Island wide, 31 manufactured homes have sold with a median price of $115,000; 12 condominiums have sold with a median price of $190,250.; 21 waterfront lots have sold with a median price of $100,000.; 24 off-water lots have sold with a median price of $16,500., and two commercial properties have sold with a median price of $340,000.
