This is the 3rd in a six part blog series discussing home prices on Pine Island, Florida. Today, I'll look at homes that are truly in the middle range of Pine Island home prices. You can buy a very nice off water home in the mid range of $200,000 to $300,000. on Pine Island. There are 15 homes for sale in this price range, six of which have swimming pools. Five of the homes in this price range are on the Alden Pines golf course in Bokeelia and most are in newer condition. The off water homes that are not on the golf course tend to be on large, somewhat rural homesites. The median size of an off water home in the mid price range tends to be larger than most on the island, at 1,884 sq. ft. The home shown to the left is large, 4 year old home on a 1/2 acre lot that is priced at $215,000. Six median priced off water homes have sold in the past 3 months, with a median price of $250,000.
The mid price range for waterfront homes on Pine Island is between $300,000. - $400,000. There are 27 waterfront homes in this mid price range, eleven of them have swimming pools. These homes tend to be in good deep water location and be in better condition than waterfront homes priced below $300,000. They are also larger (1,530 sq. ft) than homes in lower price ranges and more of them tend to have 3 bedrooms rather than two. Seven homes in this price range have sold in the past three months, with a median sold price of $349,000. The photo to the right shows a very nice home in St. James City, priced at $330,000.
