  As I do at the beginning of most months, I update the statistics of what real estate has sold so far this year in the Pine Island communities of Bokeelia, St. James City and Matlacha.

81 Water Front Homes have sold ~ Median Price $240,000.
60 Off Water Homes have sold ~ Median Price $135,000.
  9 Duplexes have sold ~ Median Price $150,000.
  7 Condominiums have sold ~ Median Price $205,000.
52 Manufactured Homes have sold ~ Median Price $84,450.
19 Water Front Lots have sold ~ Median Price $112,500.
41 Off Water Lots have sold ~ Median Price $15,000.
2   Commercial Buildings have sold ~ Average Price $254,500.

The total dollar volume of sales so far on Pine Island this year is $43,290,682, with 272 closed transactions.  Of the 209 residential sales,24 were sold as short sales (a little more than 10%) and 25 were foreclosures (a little more than 10%).  So, about 20% of residential sales on Pine Island were distress sales this year.
