Pine Island Florida 2008 Real Estate Sale Statistics











There were 244 MLS real estate closed transactions on Pine Island in 2008 with a total dollar volume of $44,893,849. in residential sales and $5,739,900. in land or lot sales. There were 177 residential sales and 64 lot or land sales. Here is a breakdown by real estate type, and by Pine Island Community:

36 inland homes sold - median sold price $170,500.

7 water front homes sold - median sold price $305,000.

6 water front lot sold - median sold price $167,500.

29 inland lots sold - median sold price $20,800.

10 water front condominiums sold - median sold price $275,000.

1 inland condominium sold for $83,400.

St. James City (South End of Island)

15 inland homes sold - median sold price $120,000.

30 waterfront homes sold - median sold price $337,000.

1 waterfront condominium sold for $217,500.

13 inland lots sold - median sold price $33,000.

10 waterfront lots sold - median sold price $226,000.

Matlacha

23 waterfront homes sold - median sold price $310,000.
Pine Island Wide
51 manufactured homes sold - median sold price $115,000.

3 duplexes or multi-family sold - median sold price $211,111.

Buyers of Pine Island, Florida real estate got some really good buys in 2008 and in 2009 prices are still very reasonable, selling at prices levels last seen in about 2003.
